The Buying process

“Megan has been fantastic to work with. She really made our first time buying a home so smooth and exciting!”

It's About You

We meet to discuss Your Needs, Wants, Questions, Concerns, Finances, Timeline etc. I will work with you to help you determine the kind of homes we can target, keeping your budget in mind. Then we sign a contract and we are good to go!

Mortgage Pre-Approval

Sellers are typically more willing to accept offers from pre-approved buyers, because it shows that the buyer has the financial resources available to make good on their offer. I will recommend various financing options to you, keeping your credit score in mind.

Home Hunting Starts

Once we know the budget and the financing available, we will start to search for homes that fit your criteria in your preferred neighborhoods. I will keep you posted on the homes that I come across. You will also let me know if you come across a desired option.

Tour Homes

We will visit the shortlisted houses either privately or during an open house. I will work out a schedule for that. While visiting the house, Inspect each house carefully and note details like how strong the water pressure is, how much street noise you hear, etc.

Make An Offer

Some sellers will have an offer-review date, while others will be open to any offers that come in. I will provide this information for each home you are interested in. When you’re ready, I will help you determine how much to offer and which contingencies to include.

Home Inspection

It is a good idea to have the home inspected by an inspector, to find any health or safety issue. This will have to be done within a stipulated time after you have made the offer.

Close

Once you and the seller agree on the terms, you’ll enter the closing process, or escrow, which usually takes 30 to 45 days. You’ll likely be in very close communication with me, lender, and escrow agency during this time.

Get the Keys and Move

Welcome to your new home! There might be some maintenance and re-modeling you want to complete before moving in. If you’re moving into a home with a homeowner’s association, make sure you receive a copy of the rules and regulations— and read it carefully.
